Landlord Services .....

Property managers are required in British Columbia to be licensed through the Real Estate Council of BC. We have special designations and training so you know you are hiring a fully qualified and trained professional who will take care of your most important investment. Service Plan A or B

PLAN A FEE - Half months rent to place tenant plus 10% ongoing monthly and disbursements for service work required such as plumbers, contractors & misc. (if required)
PLAN A: FULL Property Management Service includes:
  1. A free estimate and evaluation of property rental range
  2. Appropriate marketing/advertising: Online, web site, Social Media and Craigslist
  3. Welcoming calls and providing property information to potential tenants
  4. Arrange and conduct showings of the property
  5. Accept, review and screening of prospective tenants including reference checks
  6. Collect security deposit when lease signed
  7. Prepare lease agreements for the term which the owner requests
  8. Prepare, sign and fax Form K's as required.
  9. Detailed move-in inspection.
  10. Handling all tenant concerns
  11. Arrange maintenance and repairs in accordance with Owners approvals
  12. Arrange and coordinate property contractual services as required
  13. Arrange seasonal annual maintenance as required
  14. Collect monthly rent by cheque or cash on the owner's behalf and deposit to the owner's account on the 12 days after the rent is due each month.
  15. Entry and Exit Inspections as required by the BC Residential Tenancy Act
  16. One visual inspection of rental residence annually or every 60 – 90 days as selected by Owner
  17. Pay expenses on Owners behalf
  18. Provide the owner with monthly financial statements
  19. Provide Annual Income and Expense Operating Statement
  20. Annual evaluations as required for insurance purposes
  21. For non-resident owners we will agree to assist Owners with the non-resident taxes and will act as an Agent to provide NR6 and withholding undertakings and will assist with annual filing as required by Revenue Canada (extra charge applies). Info available.
  22. Prepare tenant notices and co-ordinate Residential Tenancy Office process including documentation and arbitration appearances

PLAN B: Tenant Placement only service
FEE - One full months rent plus any additional disbursements (if required)
PLAN B: Service includes:
  1. A free estimate and evaluation of property rental range
  2. Appropriate marketing/advertising: Online, web site, Social Media and Craigslist
  3. Welcoming calls and providing property information to potential tenants
  4. Arrange and conduct showings of the property
  5. Accept, review and screening of prospective tenants including reference checks
  6. Accept post-dated cheques and security deposit on the owner's behalf
  7. Prepare lease agreements for the term which the owner requests
  8. Prepare, sign and fax Form K's as required.
  9. Turn the property and tenant details over to the owner with all the documents required for tenancy
  10. Detailed move-in inspection as required by the BC Residential Tenancy Act can be added for a fee
